Short term rentals guarantee many benefits for a property owner:
- Prepayment by the guest, which means zero risk of insolvency;
- Scheduled property checks and flexibility if you change your mind; you can sell your property at any time;
- If your property is up for sale, you can make a profit meanwhile the property is not sold;
- Property wear is limited as each rental is for a short period of time;
- You are allowed to use your property at any time.

We work with different types of contracts:
- Full management: the owner entrusts us with the full management of his property;
- Marketing management: the owner entrusts us with the management of advertising, reservations and payments, maintaining the check-in, check-out and cleaning services at his expense;
- Guaranteed annuity: the owner signs a lease in which we have the possibility of sublease to guests.


When you sign the management contract, we provide a full list with the minimum equipments we require.


We advertise properties on our website and on more than 30 short term rentals websites, reaching a very large and diversified clientele.


The owner should equip the property following our requirements; then, we'll take care of the rest!


We take care of everything; we open a property file at the City Hall, we manage tourist taxes, guest enrollment, ISTAT communications, and much more.


Easy! We'll give you a login on our webiste, where you'll be able to check such as calendar, bookings, your earnings and much more.


We pay on a monthly basis. Each reservation concluded within the month will be paid before the 10th of the following month, with a bank transfer.


No, because guests pay the full balance of the reservation 30 days before the ckeck-in. This is one of the main advantages of our formula.


Don't worry, we have a specific insurance which covers any small damage that could happen, even over considerable time.


When the property is owned by a "Natural Person", you can adopt the flat rate 21% tax. Since 2017, as required by Italian law, we apply a 21% withholding on your payments. When the property is owned by a "Legal Person," we will not make any withholding and the profits generated by your property will be added to the revenues of your Company.


Yes, we usually agree with the owner a usege of 3 weeks during the season. These periods can be scheduled at the time of signing the contract, or during the season.


No, unless a rental is longer than 30 days.


TOURIST

No, our bookings are only managed on web platforms.


We currently accept payments through Bank Transfer, PayPal, Visa, MasterCard, American Express and Apple Pay.


If you choose to pay by Credit Card, PayPal or Apple Pay, you will receive an email confirming the reservation as soon as we will be able to charge the amount; If you choose to pay with bank transfer, you will receive an email with your reservation request, where you will find the bank details to make the payment.


Yes, you can modify your reservation contacting our booking team by email.


If you want to cancel your reservation, please contact our booking team by mail. You can view our cancellation policies on the General Conditions page of this website.


You can check-in and pick up the keys of the property by 3:30pm at the address indicated in your booking confirmation.


Check-out should be done within 10:00am; keys and any other device must be given back following the instructions we gave you at check-in.
